Possible Priorities: How important are the following potential projects for Wedgwood's business district?

To achieve this we will need to change the zoning of some properties along 35th to allow commercial and to allow greater density. Design standards should be developed to ensure high quality future commercial projects that enhance the pedestrian environment.

As for diversity of business, the market will and should take care of that. If anyone can make a go of a business on 35th, I say that is great. Who is to say if it should or shouldn't be another Thai restaurant or a nail salon. Sure, I would love a great bookstore, but, the days of small independent bookstores is probably come to a close.

46Mar 12, 2010 9:20 PMAs my property borders the businesses on 35th between 80th and 82nd I would not want to see any of these businesses expanded or allowed to build up. No seven elevens or grocery store atmosphere. Keep it small,quiet and unabtrusive.

51Mar 17, 2010 8:23 AMWe don't know what the zoning is exactly, but we would like to protect as much as possible of 35th Ave NE. The family that sells the Christmas trees (I'm sure everyone knows who we're referring to) has owned that particular property for at least 50 years or more. They also own all the property and all three houses on the West side of 35th between 88th Ave. NE and 89th, kitty corner to the Catholic church. We spoke to the tenant in one of those houses several years ago after we moved back to Wedgwood and he said he had been trying for years to purchase the house from them, but they refused saying they would ONLY sell all three houses, the whole eastern end of the block on 35th, to one person or one company. This disturbs us immensely since we live on 88th and 35th, and it should disturb everyone else in Wedgwood as well. That tells me that all we can look forward to is condos, or townhouses stacked together with 2 units per building {we lived in Eastlake, almost as close to downtown as you can get, for about 20-some years and we saw it happen there}, four feet between bldgs. and three or four stories high, or apts., etc. They also own multiple other properties in Wedgwood, and in other nearby areas [Bryant-Assumption] but we cannot swear to that and have not researched it; it was second-hand information. Unadulterated greed upsets us. Can you imagine what that would do to Wedgwood? Parking is bad already. Perhaps we should think about an underground garage, OR if someone IS going to put in condos or apts. MAKE THEM provide two parking spaces per unit so the rest of us are not further bothered by parking issues. Just the idea of any kind of development on that scale really upsets us. Look at what happened to the Stroum Jewish Center. They were forced to sell out at a bad time, for everyone it seems, and now it sits idle. It was so convenient, and it was always wonderful to see the children. It's so sad. Glad we're not going to be around to see the rest of the decline.
52Mar 24, 2010 3:32 PMIncrease visual interest through better design. Put parking lots in back of businesses and pull the buildings onto the streets. Parking lots are visually boring and difficult to walk through.

I like to walk, and I take my children up 35th sometimes to run errands, but when you compare it to other neighborhoods, it's just so boring. It lacks a cohesive personality. There are certainly some nice businesses, but their is a lot of empty space, that's not pretty or fun. Not enough incentive for people to come here from other neighborhoods.
